Clearing out a property — whether it's a loved one's home, a downsizing move, or getting a house ready to sell — is rarely just a logistics problem. It's often an emotional one too. Cost is still a real, practical question, so here's what actually drives it, and what to expect from a crew that understands the situation calls for patience, not just speed.
What actually drives the cost
Like every job, we price by how much room everything takes up in the trailer, not a flat "per estate" fee. A few things determine where a job lands:
- Property size and volume. A full house cleanout naturally involves more than a single room or garage.
- How much has already been sorted. If keepsakes and items to keep are already set aside, the rest goes faster. If nothing's been touched yet, sorting takes more time.
- Item types. Furniture, appliances, and larger belongings take up more trailer space than boxed items.
- Timeline. A realtor deadline or a family that needs more time both affect scheduling, though not necessarily the price itself.
How the pricing actually works
Once things are sorted and ready to go, it's priced by how much space it takes up in the trailer — a full load is $800 and includes up to 3,000 lbs, every eighth of that is $100, and our minimum charge is $199. A full-property estate cleanout often spans more than one load. A free walkthrough of the whole property gets you an accurate estimate before anything is decided.
What to expect from the process
We work at the pace the situation calls for — this isn't a job we rush through:
- You set the pace on keepsakes. Anything you want to review, keep, or think about first gets set aside — we work around it, not through it.
- Donation-first disposal. Usable furniture, clothing, and household goods are donated whenever possible, rather than thrown away.
- A quiet, respectful crew. No judgment, no rushing — just steady, careful work.
- Realtor and property manager friendly. If there's a listing deadline, we can move fast to get the property market-ready.
